Preparing Your Home for Showings

Your Home's Condition and Presentation Directly Impact Offers.

A well-maintained, thoughtfully staged home receives more showings, more competitive offers, and ultimately sells for more money. We'll guide you through preparing your home to make the best possible first impression.

Pre-Showing Preparation Checklist

Use this checklist to get your home buyer-ready before every showing.

Curb Appeal

  • Tidy landscaping and lawn
  • Clean driveway and walkway
  • Fresh front door (or repaint if needed)
  • Welcoming entry lighting
  • No clutter on porch or deck

Interior Cleanliness

  • Deep clean throughout (carpet, hardwood, baseboards)
  • Fresh paint in dated colors
  • Clean windows (inside and outside)
  • Organized closets
  • Neutral air (no strong cooking smells; consider subtle fresh scent if appropriate)

Staging for Showings

  • Depersonalize: Remove family photos and personal collections
  • Declutter: Pack away excess furniture and items
  • Highlight selling features: Open closets to show size, clear countertops
  • Lighting: All lights on during showings (even daytime) to brighten the space
  • Temperature: Comfortable, not too hot or cold

Repairs & Maintenance

  • Fix any obvious issues: leaky faucets, wall cracks, stains
  • Minor cosmetic repairs have outsized impact on buyer psychology
  • Don't ignore visible problems—buyers will negotiate hard over them

Safety & Liability

  • Remove trip hazards
  • Ensure all stairs are secure
  • Make sure walkways are clear
  • Secure pets away during showings

What Buyers Are Noticing

Buyers walk into a home and make a judgment within seconds. They notice:

  • Cleanliness (first priority)
  • Lighting and brightness
  • Odors (good or bad)
  • Clutter and organization
  • Obvious maintenance issues
  • Overall 'feel' of the space

A freshly cleaned, well-lit, depersonalized home tests better with buyers than an occupied, cluttered home—even if the occupied home has better furniture.

Our Role During Showings

We manage showing requests, coordinate timing, and collect feedback from buyer agents about what buyers loved (and didn't love) about your home. This feedback helps us adjust strategy if needed.
